Last year in September, a homeowner reached out to us via facebook, after seeing a couple of our other projects.
She was planning to move out of her childhood home, but knew there were expensive updates such as electrical, HVAC and plumbing.
Knowing they are expensive fixes, if she decided to sell on the open market she would get a lower purchase price that what she was hoping.
We were able to partner with her, using creative financing.
If you have ever watched Unsellable Houses on HGTV, what they do is exactly what we did!
But, if you haven’t seen it, let us explain what we did for you.
She kept the house in her name and we agreed upon a guaranteed price.
We brought in the renovation funds, and then started construction, continuing with renovation until completion.
Once the house was sold, she got her money back, and we got ours.
Any profit remaining we split between us 50/50.
Using this method , we were able to give her a higher purchase price than if she would have sold without the renovations.
This was a win-win arrangement!
This gave us more opportunities for creativity, and obviously, with the home selling within 48 hours, others were grateful for it too!
