Mid Century Modern

 

A Week Away From Closing.

We are so excited to get to officially start working on this property!

This is our first apartment complex project so far.

It consists of 4 different 2 bedroom 1 bathroom units. 

We have 3 of the units already filled, and we have someone interested in the 4th. 

We will have a new roof by the end of closing, which will in turn save us money.

We will begin construction as the current leases expire, renovating one by one until it is completely updated.

Our long term plan is to furnish each apartment and rent them out to traveling nurses and/or other traveling occupations. 

We hope to get renovating on this property soon, and along with that give you all a tour!

Make sure to stick around and we will keep you all updated!

Plans for Renovation:

As you just read, we recently closed on our new 4-plex!

We are so excited to get working on this property, as we have a lot of ideas.

We want to make each of the 4 units home-y and inviting.

We want this to be a place for people like traveling nurses to feel at home, no matter how long they stay.

Unfortunately, we are going to have to put a hold on renovating the individual units.

We currently have a few tenants, so we are planning on renovating each unit at a time.

As each tenant moves out, we will update it just as we have planned!

First Renovation:

We are so excited for our 4-plex to be completely renovated.

And we have plans for one of our units to get the full re-do!

We are hoping to have this done by the end of September.

And, best news, we already have a new tenant lined up to rent!

We are so excited to host and share our work with these new guests.

But that means we have to work hard, and fast.

We have to make sure it gets done for these new guests, but we are so confident we will.

Kitchen Update

We recently started the plans to renovate one of our units in the 4-plex.

We first decided to focus on the kitchen.

We were looking at a lot of different stores for cabinets and appliances, but we saw something that caught our eye.

While we were in Orlando last month, we went to Ikea and found a beautiful kitchen display.

It featured butcher-block countertops and black matte cabinets.

We absolutely fell in love with it!

So, we decided to incorporate it into our renovation!

Bathroom Update:

We have been pretty busy lately.

We are trying to get this rental finished by the end of September for our new tenants.

We recently demo-ed the kitchen.

But now we are on to the bathroom!

That’s right, everything is gone! We are replacing everything!!

We are so excited to see how this turns out.

And we are even more excited for you all to see it!

Getting Closer!

We recently started renovations for our 4-plex!

And we have some really exciting news…

The wall in down!

We have finally gotten to open the space more and make it feel more homey.

We are so excited to get started on our vision for this apartment complex.

Our tenants move in at the end of September so we are working hard to get it done for them.

Huge shout out to our team for putting the work in!

Moving Fast

This week we have some exciting updates for our Mid-Century Modern.

We ordered our cabinets from Ikea less than a month ago and they are already here!

We do however, have to put them together ourselves.

So we are crossing our fingers that everything goes well!

In other news, we have our electrician in the unit this week!

They will start to map out all that needs to be done and get going next week.

We also have our plumber coming in as well.

We are so excited for how this unit is going to turn out, and we can’t wait to do it with the rest of the units!

Cabinets and More:

This week, we installed our cabinets!

We also installed the appliances as well.

They are all new, beautiful features in the unit.

One of our favorite parts of the kitchen is our countertops.

They are butcher block, a gorgeous natural wood color.

We are so excited to host our tenants soon!!

Flooring:

Over the past week we have been working on installing flooring throughout the unit.

The first to get done was the bedrooms!

We installed a very nice gray/brown carpet.

We love how simple it is, as it works with everything!

In the bathroom we installed roll-out vinyl.

This is the same vinyl we used in our Rustic Farmhouse!

We just absolutely fell in love with it and couldn’t pass up the chance to use it again!

And last, but certainly not least, the kitchen and living room.

We installed some absolutely gorgeous laminate wood flooring.

We are so excited to show you all!

Finishing Touches:

There is only a few things left in this flip.

Some electrical work here and there;

Some painting and priming;

Some cleaning, and that’s about it!

Our tenants move in tonight!

So we are working super fast to get it all done for them.

We are excited for you all to see the before and after.

The Beach House

Did you know that we have an AirBNB?

You heard that right, we have an AirBNB! It is located in the sunny city of Orlando, Florida. 

It is adjacent to many famous attractions in Orlando, and has a beautiful view of Sand Lake. 

Some attractions it is close to includes: Ripley’s Believe it or Not, Icon Park, Seaworld, Seaworld Aquatica, Universal Studios, Tons of Escape Rooms, TopGolf, Wonderworks, and more! 

Not too far away, Disney World is located.

 Super cool right? Now you’re probably wondering what the AirBNB even looks like, we get it. 

Let us describe it.

The AirBNB is a suite in a 3-building-condo called the Enclave. 

It has two bedrooms, two bathrooms, a kitchen/dining/living room area, and a beautiful balcony. 

In total, this apartment could sleep up to five, depending on your comfortability.

 There is a queen bed in one room, and two twins in the other.

We are always updating the AirBNB, whether that means it needs some new kitchen supplies, or even some new carpet. 

One thing we hope to update is the main room. 

As you can see it is still completely functional, but it could use some updating. 

That is our main project for this apartment now. 

One cool thing this apartment has to offer is the pools. 

There are not one but two pools that you can access if you stay with us.

 One is indoor and one is outdoor. 

In these pools there are also smaller kiddie pools, as well as hot tubs.

We loved our stay in Orlando when we went to visit, and we hope that if the sunny city is on your list, you’ll give us a call to book a stay with us.

 More updates to come on all of our properties.

Updates to come:

This past week we found a few things in our AirBNB that needed to be fixed. 

As you know, our AirBNB is located in Orlando, Florida and we live in Bismarck, North Dakota. So we don’t have the opportunity to check in on the unit consistently.

While some guests were staying there, they found mold on the baseboards! So we made a trip down to Florida to figure out the issue not soon after, this trip turned into a full demo project.

We had to hire someone to come take care of the mold in the walls. Thank goodness for that guest! 

So while this trip did end up becoming very stressful, it made room for a lot of exciting additions to the AirBNB.

We’ve started re-painting all of the walls, as well as getting new flooring in both bedrooms and most likely the living room and kitchen area. 

We are also getting new bed frames, and sets for the kids room, so it will now be able to sleep three instead of two. 

In addition to that, we are getting a new couch that pulls out into a full bed, making the whole house able to sleep 7, and new mattresses in the whole house.

 And the last addition is two new smart TV’s!

So yes, this was, and still is, a very eventful week. But it is only bringing out the best!

 We’re excited for what’s to come. Stay tuned for more updates!

Update

As you guys know, we just went down to Orlando, Florida to check on our mold situation, in fact we just got back today.

 But what you don’t know is there is more to the story.

While we were redoing our bathroom, which we had only planned to replace the sink, we found more mold. 

And this mold was around the entire bathroom! 

Because of this we had to extend our stay until today to try to fix the situation.

 It was a lot of stress, and we had to find somewhere else to stay because of the mold being exposed, but we got it done!

Now the AirBNB looks completely different!

 And we had the opportunity to remodel the bathroom as well, which wasn’t in our original plans. 

We couldn’t be happier with the way it turned out.

Finally Done!

Well, it’s been a while since we’ve updated you on this AirBNB.

If you’ve read all of our posts on it, you know that we had a mold situation.

Well we recently found out that the mold has been eradicated!!

Finally, we can rent it again.

So this past week, we flew down to Florida to put together the condo after all of the renovations.

It was a tiring, but fulfilling week.

After all of the updates and long hours, we flew back to Bismarck ready to get bookings.

Before we knew it, we already had multiple booking requests!

We are so excited to share this home with all of you.

The Rustic Farmhouse

Plans for updates:

We promise we haven’t forgotten about our Rustic House. And we have good news! 

We finally have an update for you all!

This past weekend, we set out for Underwood to check on it, see how it’s doing. 

And we love it! There’s texture on the walls, beautiful open windows, and heat!! We’re excited to finish this house and give it to a lucky family. 

The house has a spacious upstairs with two bedrooms and a living area. 

We hope to get back up there soon with interior design ideas! 

But for now, we’re stationed in Bismarck working on our Modern Farmhouse and Boho House. 

We can’t wait to update you guys with more!

Slow and Steady:

With our Underwood House it has been a slower process as this was one of the first homes we ever purchased. 

But we are moving along nicely as we have gotten tape, texture and paint done, as well as doors and trim installed throughout the home.

We are so excited to get these homes on the market and we are even more excited to show all of you our hard work!

Making Progress

We have been working on this house for a while now.

We love how it has turned out so far, but we are ready to get it rented out!

Very recently, we got cabinets put in, and the rest of the flooring.

The design choices are some of our favorites so far.

We have been working on this home for a while now, and we are itching to get it done.

This week, we finished all of the major updates.

This included the renovated kitchen, the flooring and the stairs.

This weekend, we plan to stage the home to rent!

We are so excited to have people love this project we’ve been working on for so long.

Progress Updates

Welcome to Our First Blog!

This is our first blog post! We’re so excited to be able to document this journey, and have all of you along to hear it! 

We will update this blog twice a week and we hope to make it as interactive as possible. We’re excited for you to be apart of this with us!

In the past couple months we have had a lot of business brewing. 

We just finished our first flip ever in August and are ready for someone to call it their forever home. 

At the time we started this first project, we thought it was a lot to take on, but our business has grown and we’re ready for more. 

What We Have Been Up To:

This month we are starting work on two houses!  That’s right two houses.

 We thought we better kick it up a notch and that’s exactly what we did.

 The first one we have named cozy cottage it’s such an adorable house and we have so many ideas for it.

 The second house, which we just closed on on the 7th, is named boho.

 This one has a lot of really cool features and you’re going to want to take a peek as soon as its finished.

We’re also working on a house in Underwood, North Dakota.

 We’ve named this one Rustic Home and are excited to be finished with this one as well.

 Along with those three houses, we bought a condo in Orlando, Florida.

 We have started renting it out as an AirBNB, so if you ever need a place to stay in the area, give us a call. 

We’d love to have you. 

So as you can see, we have our work cut out for us, but we just know they’re all going to turn out great.

 Maybe one day Cozy Cottage will be yours. Or maybe The Rustic Home is more of your style. 

Either way, we’ll be here to make sure that this house is your dream home.

Trip to California

As many of you saw, we recently took a trip to Costa Mesa, California for the weekend to meet our Homeschooled mentors Tarek and Heather Rae El Moussa! 

This was the greatest experience!

 We got to meet Tarek and Heather Rae as well as hear from them live!

 We also got to meet some of our classmates and friends we have met through Homeschooled.

It was intense training with a ton of really cool information. 

We came home with so many more ideas and so much motivation to start them!

 We are so thankful to Tarek for this amazing program and what we have learned through the mentorship so far.

We came back to lots of snow, very sad, but predictable in North Dakota. 

And we got to work finishing up our two houses in Bismarck!

 From our latest posts you’ve seen that Cozy Cottage is done, and the Boho Home is well on its way too.

 We’re excited to experiment with our upcoming homes, with the tools that we learned while in Costa Mesa.

Snow Day!

Well if you guys didn’t hear, which probably wouldn’t be possible unless you don’t live in North Dakota, it snowed!

 And not just a little bit, but a lot!

In total we got a little bit over 20 inches.

 Because of this all of the roads were closed, which means we had to put our plans on hold.

 We have made progress on a couple of our houses and were planning on taking pictures of them for you guys, but we couldn’t do that. 

We also had some plans in store for remodeling those couple houses, but since we could not get to those houses, we had to put that on hold as well. 

It was definitely very frustrating at first, but the long weekend turned out to be a well deserved time to relax for us.

We do have some exciting news however, we accepted an offer on one of our houses!! 

We cannot wait to give you guys all of the details and we are so excited to be selling this house.

Recap

Well, 2022 was definitely a year! 

There were many ups and many downs and a lot of difficult decisions that we had to make.

 But it lead to so many amazing things for our business, and at this time all we can say is that we are so proud of what we have made over this last year.

We thought that with 2022 coming to a close, we would go over all of the amazing things that we accomplished this year!

The first thing that we ever did, that was actually in 2021, was buy our first house. But we really didn’t get to start working on it until early 2022.

 This house was so challenging, the most challenging out of all of the properties we’ve bought yet.

 And it was only the first one! 

It taught us many lessons about how we need to run our business and the difficulties that would come up. 

This house was also the most difficult to sell, but in early December, it finally sold!

The second was our second flip, Cozy Cottage. 

This project moved very quickly, and because of that we were able to make this house the second one sold!

 Along with Cozy cottage, we also purchased the Boho house, and the Modern Farmhouse. 

Those are still being worked on but are coming along very quickly!

The third thing that we did was buy an AirBNB property in Orlando, Florida! 

This property has been very fun so far as we get to experiment and be much more creative in this home. 

And we get to hear all of the different feedback from our guests! 

This is helping us learn how to design more than just the AirBNB but also the homes that we plan to sell.

With everything that we have accomplished this year, we are still hoping and planning for more. 

In fact, we have so many things in store for 2023.

Sold Our House!

This weekend we had some exciting things happen.

 A family decided to buy our first ever flip!

 We loved working on this house, and have given it a lot of love but it is time to hand it over to a loving family. 

This house was the start to our whole business and all of the success that we’ve had.

 We owe so many things to this project and will always find ourselves reminiscing on this home. 

There are so many more things to come for Flipping Dreams and we cannot wait to have you all along with us!

Celebrate!

As you may know if you have been keeping up with our facebook or instagram, we very recently just sold the first flip we ever did!

 And no, this is not the first flip that we have sold, but this is the house that started it all. 

We are so proud of it and owe this house so much.

 But for now, we are headed down to Cabo in Mexico to celebrate! 

We didn’t originally buy our plane tickets just because we sold this house, but it was very good timing, so why not!! 

We’ll be sure to update you all on our trip and share pictures with you all!

Homeward Bound

We had a wonderful time celebrating in Cabo this past week!

 While we were there we got the official news that our first flip is completely out of our hands.

It has gone to a lovely family and we couldn’t be more proud of the work we’ve done. But now we are on our way back home to the blizzardy tundra of Bismarck. 

We truly are excited to be back, because we have work to do!

Our 2 houses in Bismarck and our one house in Underwood need some loving. 

So be ready to get back to hearing all about our updates with the homes.

Potential Properties

We recently finished renovating all of the homes we own.

 With the Modern Farmhouse being sold and the Boho House being rented out, we’re in need of a new project.

This past week we looked at two potential homes to rent out once renovated. 

The first was a two plex with a roomy backyard, and the second was a fourplex with a fully furnished unit.

 We promise that if we end up purchasing these homes we will have lots of pictures for you all to see.

We liked them both so far and we are currently weighing our options!

New Projects!

In our latest blog post we told you that we were looking at two potential homes.

 Well a little update on that, we did not get the 4 plex as we were hoping for, but we did get the 2 plex!

 We are not sure how much we will be updating on the 2 plex, as there are tenants at the moment. 

But we will definitely be working on that in the future.

Homeschooled By Tarek Conference

We are currently on our way to Arizona!

 We are attending our program’s conference!

We work with Tarek El Moussa in his program called Homeschooled By Tarek.

 You might have seen this hashtag in our instagram posts.

 But this weekend we are going to meet up with our friends we’ve met through this program, and learn more to build better houses!

 We will be sitting in with Tarek and listening to all of his pointers and tips to help us create a better home, and it is our hope to take it back with us!

 We are so excited for this trip and all of the cool things that will come from it!

Conference in Arizona

Well, as you probably know if you’ve been following along with us, we just got back from a trip to Scottsdale, Arizona.

 We were attending the Flip Summit with our program Homeschooled By Tarek. 

We were there for 4 days and it was so fun! We learned a lot of new techniques, people skills, marketing skills, and much more! 

We also got to connect with our friends through the program, who live states away. 

We are making connections and drawing up plans for investments in the future.

Speaking of investments, we have another 4 plex that we are going to look at soon! 

Fingers crossed that we start working on a new project soon!

Decisions Decisions …

Well, as you probably know, we have been on the hunt for new projects.

 With the interest rates going up, it has been difficult to find a house to flip, so we are leaning towards rentals. 

We have looked at a couple of different 4-plexes so far, and we are making some decisions on those tonight. 

But our goal is to find a new home to fix up for a new buyer.

New House!

We have made the decision to purchase a new home.

Well, more like 4 homes… We bought the 4 plex!

We were looking a a couple different ones, but we had our heart set on the one in Central Bismarck.

It is cozy and laid out very well, with a surprisingly spacious kitchen area!

We cannot wait to show you photos, and even more, get started on the project!

We are thinking of doing a mid-century modern style for this property.

This will be taking it back to our roots with our first ever home! We are excited to be able to perfect this style, and make this a home for many people to come.

Slowly But Surely

It has been a little bit slow lately with progress in our houses.

We have been focusing on our Rustic Farmhouse especially, along with the new apartment complex.

If you haven’t heard, we named our new apartment complex Mid-Century Modern.

Unfortunately, we will not get to start working on it until the end of this month.

But! We are already drawing up the plans, and getting things moved into place for a speedy renovation.

We are also so close with the Rustic Farmhouse!

Hopefully just a few finishing touches left until we can rent it out!

We will try to get things moving, and we promise to update you all soon.

We saw a lot that we liked, as well as a few things that we just weren’t sure about.

We have had to pass on a couple of houses for a few different reasons, and we are on the hunt for a project that will work out!

Scandinavian Treehouse

New House!

As you might have noticed from the title of this blog post, we have not written about this before. 

And that is because it is a new rental property that we just bought!

 We would like to introduce to you, the Scandinavian Treehouse!

 We are very excited for this project as we have never done a Scandinavian style home. 

But we are ready to try something new and we hope that you all love it. 

We will soon post pictures of the home, and we would love to hear all of your ideas!

 Stay tuned and be on a lookout for those photos!

First Renters!

As you might have seen on our socials, or read in our recent blog post, we bought a new house! 

Our plans are to use this house as a rental and to update it as we rent it. 

We are currently getting this home ready for our first renters!

We are busy stocking the home with towels, pots and pans, and toiletries. We are on the search for some comfy furniture and some nice bedding for our guests. 

These guests will be here during Easter so we need to rush!

Second Bathroom:

This past march we purchased a new rental home and we named it the Scandinavian Treehouse. 

We instantly fell in love with the 1910’s architecture and were excited to update a bit without getting rid of the history within the home.

 We had our first guests in the home during Easter and the one request they gave was for a second bathroom.

 So we got right on it and started the renovations!

 If you have been keeping up with our instagram or facebook we have posted a couple pictures of the process, and we are almost finished!

 We are so excited to show you all the final project and we are even more excited for a more accessible bathroom for our guests!

Finished Bathroom:

We recently had our first guests stay in the Scandinavian Treehouse, they loved it!

The one request they had was for a second bathroom on the main level.

So, we listened!

We got to work quickly. Building a new wall, hooking up the water, installing the sink and toilet.

But we are pleased to announce that it is now done!!

Booked for the Summer!

Well, our third rental property in Bismarck has already been a huge success!

We recently added a completely new bathroom on the main level, and we are so happy with how it turned out.

Along with that, we repainted and furnished it!

We love how homey it feels, we wouldn’t mind living there either.

The kitchen is roomy, and the back yard is even more inviting.

We have it completely booked up from May until October!!!

We couldn’t be more thrilled or more proud of the work done.

We hope to update you on all of the future renovations when the time comes.

Trial and Error:

As you may know, we have already had a couple different guests stay at our Scandinavian Treehouse.

Our guests loved it.

But we seemed to run into a recurring issue while we were setting up for them, and while they were staying.

The stairs.

If you haven’t seen our stairs in this rental property yet, check them out on our social media!

They are beautiful, original, hardwood floors. This is probably our favorite part of the house.

But it became a slipping hazard very quickly.

We tried to add mats to the bottom of each step, but those both didn’t solve the problem, and didn’t fit our theme.

So we decided on a runner!

If you check our our social media you will see that it is a patterned, beigy-brown carpet.

We think that it really ties the room together, and will add some nice contrast for our plans for painting!

The Beginning Of The Modern Farmhouse

Last year in September, a homeowner reached out to us via facebook, after seeing a couple of our other projects. 

 

She was planning to move out of her childhood home, but knew there were expensive updates such as electrical, HVAC and plumbing. 

 

Knowing they are expensive fixes, if she decided to sell on the open market she would get a lower purchase price that what she was hoping. 

 

We were able to partner with her, using creative financing. 

 

If you have ever watched Unsellable Houses on HGTV, what they do is exactly what we did!

 

But, if you haven’t seen it, let us explain what we did for you. 

 

She kept the house in her name and we agreed upon a guaranteed price.

 

We brought in the renovation funds, and then started construction, continuing with renovation until completion. 

 

Once the house was sold, she got her money back, and we got ours.

 

Any profit remaining we split between us 50/50.

You may have noticed that we have started putting our rental properties under a new name.

We wanted to separate our flipping business from our rental business so we decided to create a new name!

Ohana means family, so our new name means Family Rentals!

Over the past year, we have acquired multiple rentals.
